For years, the concept of value in the Kelowna housing market has been relatively straightforward. Get in while prices are low, find the biggest listing with the most upside in the best neighbourhood you can afford, then sit back and let the market do the rest. As long as you got in at the right time, this approach worked quite well while the market was moving quickly – but lately the concept of value in the Okanagan is evolving.

As our community continues to grow, and the range of property types, sizes and locations with it, the ‘one size fits most’ mentality is starting to fade. Now that we have so many options to complement a wide range of lifestyles, one buyer’s perception of value is beginning to look quite different from the next. The questions that seem to be at the top of buyers’ minds these days sound much less like “Which listing has the best price?” or “Are there any other options that are bigger for a better deal?” and a lot more like “How well will this home suit my lifestyle?”

Value is becoming personal. Some buyers want to live closer to where they work and where they play. Square footage sounds like ‘more space’ to some and ‘more maintenance’ to others. And some folks are actively looking for options that provide them greater financial flexibility by choosing properties with smaller price tags and, in turn, smaller mortgages.

Recent market data is telling a similar story as sales and inventory activity continue to vary across different property types. And while Kelowna’s housing market stability provides buyers with many advantages like pricing consistency and more room to make thoughtful decisions, inventory remains limited for those same intentional buyers. When looking through the available housing inventory to find listings that fit a buyer’s criteria for property type, location and price, these listings’ true value lies in their ability to meet the criteria, rather than just the price.

In a market where buyers have the opportunity to define value in more personalized ways, the best listings might not be the biggest, the best priced, or have the most upside. Instead, they might be listings that provide the right balance of long-term flexibility, lifestyle, monthly costs, and location that all fit the buyer’s needs. After all –  when buyers have room to think things through more carefully, it’s all about finding the right fit instead of trying to keep up with the pace of the market.
